Preparing To Sell

Prior to listing your home there are some simple ways to make sure your home is in the best condition possible to present it to potential buyers. Below is a list of things you can do to prepare your home so that it will sell quickly.

Inside:

  • Wash windows, blinds and lighting fixtures so that the light in the house is as bright as possible.
  • Shampoo carpets and then vacuum regularly.
  • Kitchens and bathrooms are essential they need to be spotless. Maximize all counter space by removing clutter. If necessary re-caulk and scrub tubs and sinks to remove any mineral deposits. Clean appliances thoroughly.
  • Storage areas, such as the garage and closets should be cleaned and well organized.
  • Go through the house and identify and repair any minor issues to eliminate the fear of the buyer that this small repair is a result of a bigger unseen problem.
  • Repaint any area that appears too dark or shabby.
  • Keep furniture and family photos to a minimum, the less furniture the larger a room appears. You also want potential buyers to see themselves in your home so make it easier by replacing family photos on the wall with artwork instead.
  • The smell of your home is important in the impression it will make on buyers. Be aware of potential problems such as pets or unique food smells in your home and try and eliminate anything that might turn away a buyer.

Outside:

  • Clean anything that looks unkempt or dirty.
  • Make sure the doorbell works
  • Replace or repaint old mail boxes
  • Turn and weed all flower beds consider laying new mulch, in summer keep lawn mown and treat weeds and over-seed if necessary.
  • Trim all trees and bushes.
  • Only allow clean and well kept outdoor furniture to remain outside or repaint if necessary.
  • If decks or fences are present be sure they are in good condition.
  • Spruce up your front entry as this is the first place buyers see when coming into your house.
